Mercantile Center

Mercantile Center is a 649,000 SF mixed-use property owned and developed by Front Street Associates, LLC located in the heart of Downtown Worcester. Mercantile Center is part of CitySquare, a $565 million, multi-phased project that is home to the $70 million, 214,000 SF office building previously occupied by Unum Group, the $30 million Saint Vincent Cancer and Wellness Center, the $33 million, 170-room AC Hotel by Marriot, and a $90 million, 365-unit residential development – to name a few.

In 2019, the Mercantile Center project underwent a significant re-capitalization, including $75 million in debt and $15 million in equity from local investors. Today, Mercantile Center is home to a number of larger companies, including UMass Memorial Healthcare, the Worcester Telegram & Gazette, Tighe & Bond, Vanasse Hagen & Brustlin, Barton Associates, and others. In addition to these commercial tenants, Fuel America, a coffee shop and roastery, is located on the ground-level of 100 Front Street. Joining Fuel, two other eateries will be opening soon within the Mercantile Center complex – a 12,000 SF, two-story restaurant with a rooftop bar and Ruth’s Chris Steak House.
